An intact property also includes an intact drainage system. Often underestimated, the drainage systems of properties represent considerable value that must be secured through regular maintenance. Operators are also obliged, according to the Water Protection Act, to ensure the functional and safe condition of the facilities. In the case of wastewater infrastructure in large building complexes, the year of construction, size, and use, and thus the maintenance requirements, vary greatly. iTS Kanal Services AG has developed an economical concept for the maintenance of sewer systems in real estate portfolios. Using a cluster analysis – data-based and without time-consuming on-site inspections – the building portfolio is examined according to defined location factors: Rental/usable space, property type, number of storeys, plot area, extent of drainage structures and special installations such as oil/grease separators. The clusters formed according to size and maintenance frequency are linked to a weather data analysis on precipitation intensity, hail risk and surface runoff risk and integrated into a multi-year plan for the entire property portfolio. In this way, strategically important properties such as data centers are maintained several times a year in the event of high anticipated precipitation intensity, while a maintenance interval of three to five years is sufficient for smaller properties. This provides property managers with a reliable decision-making tool for the operational management and financial planning of all maintenance work.
